I looked at buying that park also. Glad to see that it is coming along for you. I figured at least $300K+ to get it up and running. Did you end up having to replace all the septic tanks and lines? I knew the electrical would be costly as well. How much are you having to put into the SFR house for rehab costs? I listened to your podcast with Kevin/Charles on the Mobile Home Park Academy.

You need to contact the planning and zoning department for the city and talk to a supervisor. I say talk with a supervisor because sometimes the lower level city employees have been known to provide the wrong information. Make sure to get their name also. You may need to determine if it will be in an area under the control of an HOA and if so, you will need to verify what the home owners association will allow to be built or placed on the lot. There are also impact fees that usually have to be paid to install water meters and electric lines and the city can tell you the costs and what permits would be required.

I am looking for a good handyman in the San Antonio, TX area to work on my rental properties and do make ready work.  My current handyman has been good in the past but it appears that he did not like receiving 1099's for work performed in the past and has become uninterested in doing further work.  I am not looking for the cheapest person, just someone who is reasonable on their prices, does quality work and is reliable.  The normal things anyone would expect.  Any quality referrals would be greatly appreciated.  Thanks.

Hello Bigger Pockets community.  My name is Eddie and I live in New Braunfels, TX.  I just recently found out about bigger pockets through my neighbor.  After checking out the sight, I have found it to be a wealth of knowledge.  I wish I would have had access to a group like this when I started.  It certainly would have sped up the learning curve. 

Since I have been coming to the sight, I find that I end up being on here for hours at a time reading over various subjects.  I find myself listening to the podcasts while I am driving around and working out. 

I have been involved in real estate since 1990.  I have bought, sold and flipped multiple single family homes.  I also have a rental portfolio that provides me with a great monthly income.  I was buying foreclosures at the courthouse steps but over the last couple of years it has become much more difficult with the large numbers of out of area buyers moving into the area and driving up the prices.  During the housing crash hardly anyone was buying at the courthouse and I was fortunate to pick up properties at deep discounts.   

I am now interested in acquiring 50+ unit apartment complexes, large multi-family units and commercial/residential land development.  I have limited knowledge in these areas and would like to learn more about making that a possibility.
