My partners and I are looking to tap into the West TN market From Jackson-Memphis. We are looking to add members to our team to help us BRRRR and flip properties. We are based out of Nashville and have a lot of experience in this market but we're looking for more cash flow. 1st and only . Some of these scenarios I've been seeing have a gator lenders involved for EMD etc . Are you doing strictly for wholesalers for 1 day transaction ?


 Gotcha. Yes we only do same day transactions.

Hi guys! 

My partner and I started a lending company last year and we are primarily focusing on transactional funding and hard money loans. Recently we have grown to a size where we are wanting to raise capital to fund more of our deal flow and keep expanding!  I'm curious, what have other lenders done to find investors who would be interested in their offerings? We have an attractive rate of return but we're swimming in the wrong pond it seems. Any feedback would be great! 

This guy just reached out to us via email asking for funding. Lenders, be careful.... he hasn't stopped trying to scam anyone and everyone

We have found deals by door-knocking, mailers, sms, cold call, ppc, facebook ads, agent referrals, wholesalers, and a few other methods. Be happy to help!

Hello, 

Does anyone have any recommendations on where to look for the best foreclosure data? I have found where to get the public notices but has any one had luck with a paid source to get the data when the lis pendes is filed?

Hi Everybody!

I am trying to find some ways to decrease my taxable income this year. This may be completely impossible, but here's my situation...

Currently I am 1099 (agent) and I have a tax bill that I would rather dump into a property. If I was to buy a property and put down the amount of tax I owe as a down payment, would that decrease my taxable income because it is now in an asset? 


Any help or strategies would be greatly appreciated. Thank you!
