Yes I have thought about using an FHA or 203k loan, I am talking to lender to see what are my options. Also I have only used my VA once and still have some left to be able to purchase a second home.

Thanks all for all the tips. I was trying to buy my second house to live in (fix it up) and then have it rented out after a few years. I was thinking if it would be a good idea to use a conventional loan or a portfolio lender (local banks) that I think might have a better terms and loan programs.
