I would throw in quarterly or semi annual inspections also along with good screening.

@Nancy Neville  - Thanks for the reply, I had already considered this, and you are correct.   However, in this particular case, these tenants have had a lot of recent drama.  I was notified by the other tenants that the main income earner recently moved out.  The remaining tenant has no means to make the rent so I am pretty sure that I am going to get stiffed on the rent no matter what happens.  I talked with this person, and have become even more convinced after I called them. So, I want to hedge my bets on getting them evicted quickly to minimize my losses if things don't go as planned.  But you are right,  in an instance where you think the tenant MIGHT pay, you would want to do the eviction first, and then wait as long as possible before giving the non renewal notice.

Hi BP Land,

I have an inherited, month to month tenant that I am filing eviction on for non payment of rent.  Would it cause problems if I also sent a notice of lease non renewal?  In Ohio you have to give at least 30 days notice of lease non renewals,  I am thinking it would make sense to get that clock ticking now in case something went wrong with the eviction for non payment of rent.  Should I do this or do you think it would confuse the process and cause problems (legally with the eviction)?

Hi BP land,

Last night I had to serve a pay or quit notice to one of my units.  Normally I have taped it to the door, but this time, due to heavy rains in the area, I placed it inside of their mailbox which is attached directly to left of the front door.     I have served them in the past, and they have paid, but I feel like things are going to head to eviction this time.      

Will I run into problems in court based upon the fact that I placed it in their mailbox vs taping to the front door (which wasn't feasible due to the rain?)  (Ohio)

Post: Columbus and surrounding markets

There are a number of investors in the area that invest exclusively in the Columbus market and are quite profitable from it.  However, I am finding that it is getting harder and harder.   

My experience as been that when looking outside of it to a number of it's suburbs (Dublin, Delaware, Worthington) it gets difficult to get good cashflow and cash on cash returns. Most of the houses I have analyzed in the past year in Delaware county either barely meet, or come in below, the 1% rule as their market prices are high (relatively speaking). I think a lot of the really good deals in these areas are off market. Occasionally, I see a good deal come up on the MLS, but have had no luck in grabbing them as there are usually multiple offers placed on them by the time I can pick up the phone and call. (Usually in the first 24 hours).

I still watch the Columbus area, but have turned my attention to other Ohio areas where better value can be found with less effort.  YMMV.

Yes, I screened them both when moving in, both qualified individually with regards to income, so fingers crossed there...

@Travis Beehler  Thanks, I think I am just going to go this route, but send it for electronic signatures thru Docusign. (I am currently unable to make it to the apartment see them sign it in person.

@Kim Meredith Hampton  Thanks Kim,  do you have a copy of one you have used in the past?    I decided to go the lease addendum route, but going that route may prove to be overkill on my side.

I have a couple who I rented to back in November.   They both passed screening well and were looking to get out on their own and live together.    During screening, I found out they had no rental history, but everything else looked good.  As such, I decided to do a month to month lease in case any big issues came up.

I received a call from the male tenant, indicating that he wanted to move out by the end of the month as things we not working out between him and his girlfriend.  He is OK with forfeiting the Security deposit and letting his Girlfriend have it and she wants to continue living in the apartment.

I told him, that I can do that but she will need to sign a new month to month lease or lease addendum that removes his name and that he would be responsible for the apartment until the end of the month.

He called today and asking if there were some document that I could provide that they both could sign that would indicate that he was forfeiting the security deposit and she would be responsible for the state of the apartment and any damages when she moved out.  He want to move out this weekend and is concerned about the remainder of the month the lease is good for.    

What do you think is the best way to handle this?
