Yes, I agreed Downers Grove is too expensive are for rental market maybe for flipping it works.  You would have better luck go further away from Chicago like Aurora where you can get closer to the 1% rule.

Not sure about elgin, but in romeoville they have a list of approved contractors for all trades that you ask the village for, I also asked the actual village electrical inspector if knows of any, and he was able give 3 guys that he usually approve their work for inspection

I live in Illinois and called Scott Smith from podcast 109, and he set up a series LLC in Texas (which is cheaper then Illinois, and has the charging order) and he put me in a trust. Give him a call.

if you want it for 85% then make an offer for 75% because there will always be a counter offer, how many units?

I just put a SFH for rent asking 1400, and had someone asking if we do section 8, at first I said no but I asked her do you have move in package and she said yes and she said she is approved at 1590. So my question is, can I ask for all 1590 and how do I get my house approved for section 8?
