As long as you disclose that to the lender, then everything is fine.

As a national Sales Manager for a text mobile marketing company there are definite legal requirements to meet TCPA compliance.  The easiest is a keyword/short code opt in with an opt out ability for every message.  The fine for non-compliance is $1500 per message ever sent out.

That's true. I think this is only the 16th largest drop in history on a percentage basis.

Given that number 20 on the list is a drop of 6.91 percent, yesterday was way lower down on the list than number 16.

As a percentage, we didn't even have a top 100 drop in the stock market.   For instance, the great recession had multiple days over 7% drop whereas today was 3.15%.

I had a mortgage broker a year ago get me qualified with counting the signed lease on an owner occupied duplex. The previous tenant was staying and I got to count 75% of rents towards offsetting DTI. Call around, it is possible.

Mass texting that is not permission based, when it is for marketing purposes falls under TCPA and is regulated.  It stems from the fact that the recipient does not have a choice whether to receive the text or not (as opposed to not answering the phone) and can be charged for the incoming text (even though 99% of cell plans now offer unlimited texts).

I would move out of a place if they wouldn't let me set it below 70.  I am fine with it even as high as 78 during the day, but I want it colder at night, low 60's.  Then in the winter, I never turn it higher than 65.
