@Gregory Stanley can help you with the transfer of the certificate/or deed.

You get first rights to pay the subsequent year if the owner doesn't. So let's say the tax sale is April 1, the county will contact you a few days prior and ask if you want to pay. If you do, they you can submit payment the day of the auction or a few days before. If you don't, then the property just goes back on the tax roll and another investor can pay. If owner redeems at any point, he/she will have to pay all taxes owed(even the previous years).

If you’re his only child(closest living relative), you can usually go to the courthouse and fill out an affidavit of heirship form. You don’t have to go through the whole probate process.

Hello,

I purchased a tax certificate on a subdivision lot. The HOA president for the subdivision informed me that they plan to foreclose on the lot due to unpaid HOA dues by the owner. Will they still have to "redeem" and pay me when they foreclose? I don't want the property. Just want my money lol.

This is Alabama.

@Tai Bhattad It is my understanding that a sale is not usually/often void because the counties also call out the parcel id/PIN number in addition to calling out the name of the last assessed owner.

Just wanted to add that your plan sounds great, but the state is not entertaining counter offers at the moment. They have just been inundated with so many requests lately that they are putting counter offer requests on the back burner and will entertain them at another time in the future. No one is really sure when they’ll start entertaining them again. If you really, really want the property, probably best to just buy it now. Make the counter offer, see what they say, but ultimately, if they tell you the same thing they’ve been telling almost everyone else, then my suggestion would be to just buy it. Good luck!

The owner should have sent you a notice of redemption before they were able to redeem. They are not allowed to redeem(or aren’t supposed to) without you signing the paper and sending it back. The paper is given to them from the county. It’s for you to verify any expenses you may have incurred. You are supposed to fill it out within 10 days and mail it back. If you didn’t receive this letter, I’d call and raise hell and ask why they were able to redeem without you being able to verify your expenses(even if you didn’t have any). 

With that being said, once the property is redeemed, the county will mail you something within 3 months for you to verify your mailing address and send back a copy of your id. Once you send that back to them, they will mail you a check. This process can take well over 3 months, unfortunately, but just know that it’s coming!
