I invest all over Evansville, wherever I can find a deal. I don't manage my properties personally so location isn't as much of a limiting factor.

Hello and welcome. I lived in Evansville for a few years and recently moved but still invest there. I would start by making sure you have solid financials, for peace of mind and easier to get loans if you want/need them. I paid off all of my debts and then started saving. After you have some sort of cushion, start researching the types of rentals you are interested in, single family homes, small multifamily homes, etc. I would stick with one investment strategy to start and then branch out as you get comfortable. My goal was to buy a house hack, which I have under contract and will hopefully close this Tuesday if the appraiser accepts the repairs made by the seller. I also had a goal to buy larger multi families in Evansville, IN, which I have viewed a few and will be viewing a few more in the next few months. Overall the goals is to have 4-6 more buy and holds this year, I am on track. I have been focusing on saving and being ready when the right deal comes along.

I also currently use Homes by Huffman, Chadd, and he is good. I would say no matter who you choose you will need to manage the manager to make sure things are going well. Also in the beginning, establishing communication frequency and other expectations.

Best way to find property taxes is the Vanderburgh County Treasurer website. You can put in the address and see the previous two tax bills.

Champion is by far the best, they do a full inspection report and a video walk through as well. I have used them about six different times.

I got a few pre-approval letters which was great to get a better idea when purchasing. Which listed out all of the estimated costs and was good to see before I started looking at more properties.

Welcome, you're taking the first step. One of the first things I did was get rid of debt, that was for my peace of mind and helped me save even faster. Reading about REI and learning as much as you can. Having savings and liquid cash is going to be important initially. Good luck with everything!

I am about in the same situation, I have gotten different approvals. Make sure you have money saved, outside of the down payment and 2-4% transfer tax/closing costs. Also credit score is important as mentioned, though a good lender will look at the whole picture not just one number.

Same, I have closed on one multifamily since March and another 2 single families remotely. If the numbers work out and you can put the deal together why not. Although I have been waiting on some new windows, shipping is taking a bit longer.
