I own about a dozen longterm rentals in Evansville, why did you choose these Indiana markets? What type of investing are you looking to do?

I just bought a duplex last year with about 9% all in with an FHA loan, 3.5% down payment and the rest in closing costs. I live in one unit and rent out the other, the FHA isn't a loan extended to businesses.

What type of property are you looking to purchase?

I do business with HomesByHuffman, Chadd. I am still learning, but he responds to emails, my preferred method of contact or calls in a reasonable time frame. I also used to like in Evansville so I met with/talked to a couple of PMs before.

Depending on what you are looking for you can start looking at funding options and talking to different banks. I have only used a bigger bank in Evansville and a bank recommended by a broker I sometimes work with. Some of the credit unions I spoke with required more reserves than I thought was necessary, but definitely talk to as many lenders as you can.

What part of the city are you looking to invest in? I would start with the bank you currently use and for realtors your banker may be able to help. I happened to find a great one and a not so great one just by filling out the contact form on one of the big MLS property websites.

Hello,

I am looking to get some things taken care of in the house hack I am currently fixing up. I want to get some vines removed before I get the front facade fixed up and call a mason for some brick work. Anyone know of any vine removal companies? I have only been able to find mostly tree removal places.

Welcome to BP! Something I have done which works well is making small steps everyday so I don't get stuck and have goals and rough outline of what I need to do to meet those goals. What are some of the steps you are planning to take in the next month to get you closer to that first deal?
