@Molly Neubert I am surprised the title/escrow company did not alert everyone on this since they are the one that gets payoff balances. Can you give more details about who was involved? Were there no agents nor a title company?

I can definitely attest to the fact that Rudy Manna is not exaggerating with the response in the rental market. I have heard of similar responses even on places that are priced $100-200/mo over market. It seems high Seattle prices are pushing movement southward to Tacoma. Plus there are tons of people relocating here for one reason or another.

A long term goal of mine is to buy land and build a family home probably out in Puyallup. Further out like Graham, Eatonville, deep in Spanaway or Roy might have more options but that's too far out for us. I would move out of our current home in Tacoma, but would keep and rent out as pretty much our first buy-and-hold. Has anyone else transitioned from a resale to a custom home? How was your experience? What preparations did you make to transition that, looking back, were invaluable? How did you go about choosing the piece of land? Heavily treed plots seem harder to determine if it would be nice when all done. I want something with at least a territorial view, if not a view of Mt Rainier once trees are cleared.

Ryland Taniguchi how many times have you used Reality? Would you care if I knew where you had them build on your lots so I can do a drive by? I always picture homes like that being on large .5+ acre lots, not city lots...so I am curious which floor plans you chose and how they turned out.

Ryland Taniguchi Hey so you are building "custom" homes through Reality? What are your thoughts on them versus HiLine - have you used them too? I grew up around both owners and now that I am doing my own thing in real estate, I will probably use one or the other, or both. Tell me why Reality is your favorite to use for your investing endeavors. Also there is a new player in town, Coval homes. I heard they are great.

So two months ago I got back on BP after a good three years absence. I came back to offer some sort of value to someone willing to sponsor me getting back into real estate and/or show me the investing ropes. Happy to say I got both. I found a super generous person on BP who has put me on their team and has fronted the costs of activating real estate license which is by no means cheap! And then via a craigslist post offering my virtual assistant services, I crossed paths with another crazy smart person who has 80+ MFH units. I am assisting in some duties related to that and the person has agreed to hold my hand and coach me in my very own investment property purchase later (much later!!) down the road. It feels good to be on the right track. If you are just starting out, stop being scared! Think of something of value you can offer to the people you are trying to get connections with. Seriously get out there and talk to people, smile and get stuff done. Keep "knocking"!! It's not as scary as it seems. The more you talk to people the easier it gets. Take a couple shots of espresso if you have to, blast some good music, pep talk yourself and DO it! It's all a matter of putting one foot in front of the other. Don't overthink it. You got this!!πŸ‘ŠπŸΎπŸ’ͺ🏾

Ditto Justin Peila and Jennifer Beadles in regards to going for a duplex and also that there are other lenders. I've never heard of Guild lol. What was the company folks were saying might be a scam? We did Evergreen and we did the down payment assistance program. The great thing about Evergreen is they do loans the way they SHOULD be done. They underwrite before you even go make an offer so that you know down to the penny what your top budget is. Not like most loan places who just take your income and calculate it against your credit report and some verbal back-and-forth about "household expenses" giving you a "pre-approval" amount that is usually WAY off which leads to the good old stories of sitting at the Title office ready to sign and you get the "oopsie" phone call saying you actually have to come up with $X,xxx.xx amount more to close - happens all the time. Another thing we found out the hard way was that not all lenders are the same and you can actually shop around. Some lenders charge more in regards to fees and such. Back to duplexes - what i've seen on MLS lately seems like they are a dime a dozen. If you can get into one with low or no money down it would be something to think about. It would eliminate the hassle of moving people in with your wife and child. Don't sacrifice your peace of mind for this business. The beauty of real estate is there are usually several ways to accomplish an overall goal.
