Hello investors,

I just sold my property while I had lived there for only 10 months 4 years ago. It was a 2-bedroom condo but my next house was a 3-bedroom single family house. I got married right after buying the single family house. Any input or tip on how to define a justifiable "unforeseen circumstance" to use partial tax exclusion?

Question for landlords: 

How do you find handymen/contractors/plumbers/electricians to repair your rentals? Specially if you manage remotely!

It may not effect the market much if at all. In the case that it does cause real estate prices to drastically fall, buy and hold in the neighborhoods that were showing signs of appreciation before the recession. The rising interest rates will create more renters who would of been first time home buyers in a healthy market. Build equity and collect cash flow until the market recovers!


 I definitely agree with you, Reilly. People are overreacting to the word "Recession". Also, fewer purchases mean more renters!

Hi everyone,

A escrow company failed to immediately request funding from the new lender and pay off my previous mortgage. They had 7 days of delay and kept telling me they had done it. Do they face any legal issue?

Hi all,

I have been refinancing my property and signed the escrow closing package 8 days ago but have been notified by my previous lender that the loan has not been paid off yet. I know my loan has been funded by the new lender but am wondering who has been responsible to pay off the loan? Is escrow responsible for this delay? What should I do?

Thank you, Eric. Does the lender determines the compensation for each broker? Or is it the broker who decides hoe much to get paid?
