Both are 2/1's have screened in porches and 3 season room, one has a bonus large finished attic.  Needs some cosmetic repairs, newer roofs, furnaces.

I have already had decent cash offers, why in the world would I or anyone else want to find an investor for a LO?  Need to sell it for cash, but thanks for the negative comments.

We can do files in Texas, just cost 2x more and it takes 3x longer.

Yep, signed a contract up in Tulsa OK, need an "assignable contract" friendly title company hopefully soon.  Have a national company but their charges are about 2x the national average and a pain to work with.  Would love a local company that know what an assignment is, and can issue title policy on a contract that is assigned which seems to be a growing rarity.

Any help appreciated!

You might be able to save some on the title searches if you had O&E reports done just to find liens or judgments on the properties you're thinking about bidding on instead of full title searches. Just always be sure to do your own Due diligence, and read over the supporting docs of the lien search, and ask questions if you don't understand something. Make sure you understand what exactly the scope of the search is, if they check for just liens & judgement or do they also check the tax status, federal tax lien search etc...
