Same question: if you had to ballpark what % of your total work in managing is geared toward Finding and Screening, what would it be?

Great stuff @Michael Barbari. Would it be in that order? Any idea on % decrease in workload for each of those?

Hey BP community,

Do you own anywhere from 1-10 SFH, duplex, triplex, quads or other properties that you manage yourself? If you were gifted an elf that could tackle only one job, what would you have the elf do to reduce your work load the most?

  • taking maintenance requests
  • filling maintenance requests 
  • finding new tenants
  • screening new tenants
  • showing properties
  • collecting rent

Just to mention a few but not limited to those of course.

As you read, you'll learn that the college student market is a profitable one with the right system in place.  Not dissimilar from most other niches within real estate.    To answer your question specifically: you can do whatever term lease you want.  Depending on the culture of that college town, this will persuade or dissuade tenants from renting at your place.  Good luck and keep the questions coming.

The above posters have great suggestions.  If you can give more details about what the car payments are, you'll get a more specific response on which direction to head.  You really can't go wrong selling the vehicles to downside into something less expensive.  As far as when to start your first rehab: best time to plant a tree is 20 years ago.  If the flip doesn't go as planned, maybe turn it into a long term rental?  Good luck!

Capital one seems more liberal with applicants. If they turn you down, cosign with someone like you mentioned.
