@Dave Passey would you tell your tenants they can’t grow in a tower garden? My daughters school has towers in the class room. They wouldn’t put a fire hazard in a 5 and 6 year olds class room where we live. According to your theory your tenants shouldn’t have a stove, hair or clothes dryer, or anything that could cause damage to your units it sounds like. Does everyone elss expect their tenants to wear bubble suits? I’d check with your insurance now that it’s legal. See if they have specific insurance now that covers this? I think the only way you’d be screwed is when this was illegal. Now it’s something everyone will have to deal with and figure out. Good job Canada!

@Edison Reis who is to say your tenant isn’t growing organic lettuce to feed their family? Growing pot indoors isn’t exactly easy and most people would rather go buy it than wait 4 months to get some half assed pot. Kinda like they are the tenant and rent from you, they’re the stoners and don’t grow their own pot. THEY ARENT THAT SMART! 4 plants is one light in a closet not your entire rental turned grow warehouse. Maybe take a puff and deal with it when it arises? Also like others said amend your lease if you are that concerned in the future. Dear Canada Are you accepting new residents?

@Tom R. We buy “scratch and sniffs” for our kids (theIr eaened money from allowance, not dIrectly ours anymore) when we road trip. We call them that because, as were tryIng to teach them, the only high is off the lead on the ticket you scratch off. There’s no research imvolbed (we drIve for dollars as a famIly) or ROI, so no my wIfe and I don’t play personally, but we do enjoy teachIng the kiddos about losing.... Life lessons from an early age. Still innocent and worth $20 a year!

@Nick Vehr we actually focus on land tax foreclosures at this time. Right now we are heavily looking at MultiFamily but are still in the Dayton region until we expand our team! I had a lot of friends that went to UC and I frequented the area often. This property is a only 2 blocks over from where a good friend stayed. Were In the same boat! This is for an experienced buy and hold team with private money. You’d need to completely gut the place and force all the tenants out to start marketing to students after renovations. Would be better for graduate or others that have seen the area changing the past few years!

@Vincent Salviano I’ve had an eye on that property for a couple months and don’t think that area will be as quick to turn around as some others. I copied a link to a property that sparked my interest since it’s close to campus and has NO STUDENTS as of right now. If anyone is from the area, there are tons of places and neighborhoods that you wouldn’t have wanted to buy In 5 years ago. Now I think Cincy has great potential. Do some research on UC and how quickly it’s freshman class is growing.
