@Matt P. What part(s) of Columbus are you investing in?

@Andrey Y. We hear this constantly. Unfortunately my wife and I have only owned businesses for the past 5 years. The downside is trying to get into bigger deals without partners. Banks like to see you showing income but we have multiple businesses that run with little profit and yet are able to live without being forced back into the W-2 world.

I forget what book it is that talks about the masses working from January until May just to pay taxes on their income. Business owners might not make as much as some folks working 9-5s but the tax benefits are definitely in our favor!

Oh and you can’t put a value on time, I choose what I want to do daily. Never have to work a day in your life if you do the things you love and get paid!

@Meg K. I’ve never worked a day in my life but own 3 businesses, that’s how we do it, it’s a mentality.

We live a lifestyle and we must all stay active, it’s just a plus to get paid from doing things you love!

That’s one thing on the forum that I’ll never agree with. Stay at your miserable W-2 job so you can put money into something on the side.

Burn the ship and do something that excites you not that pays you.

@Meg K. I just got an estimate for 6 exterior doors to be replaced and painted to match existing colors for $6000 or $1000 a door.

If you are out of the area and he’s not charging by the day or hour I think your solid!

@Chris Michael don't mean to jack the thread but how are STR there? We want to pick up a beach house or close to the beach fixer upper. Same strategy we use here, worst house on the best block!

@Kyle Ward why not stick with what is working? You bought out of your market and are getting great returns? Look for those deals, factor in your 10% for PMC and keep on plugging away.

@Russell Caraotta don’t go back to the dark side.

Paying someone is much more reasonable than getting lost on FB. Not only is it hard to navigate if you aren’t familiar but it also a joke. You’ll need to pay a good penny to get your “ad” seen by potential renters.

I think hiring a PM company or a realtor would be your best bet.

@Robert Goldman also why are you calling home owners investors!?

Someone not paying a water bill in a 50k house is probably not an investor, would you agree?

I’d say most BP members aren’t losing places, especially a primary residence, to backed taxes or other liens...

@Robert Goldman these are the properties we go after. Tax foreclosures and tax liens.

The funny part is with all the HG TV hype I just watched someone pay 65k for a condo worth 48k.

Personally I have a formula to insure my profits will be high on any tax foreclosure we initiate.

A lot of patience are required as our auctions are only once a month...
