Also, I notice on the appraisals there's a land value amt, an improvement amt, and a total.  Can someone explain this please?  Is this just saying if normal improvements were made the total is what it "could" sell for?

I'm getting ready to attend my first commissioners sale/auction.  Do you all study up on the properties being auctioned or do you have time during the auction to look at the specs (minus physically stepping into the house of course)?

@Adam Avinger that's all good info and thank you.  So stupid question, the 4.5% interest only for 6months mean you're only paying interest for those 6months in hopes of selling it beforehand? And if it doesn't?

So I have a good amount of equity in my home, and looking at property w moderate rehab (short of knocking down walls). Would it be better to do a hard lender instead of HELOC and include rehab costs in the monthly payments? Disadvantages?

Oh and also, if I'm using a HELOC for purchase am I still making monthly mortgage payments with this? And still rehab costs can be included?

I know I've read on here before that you can include your rehab costs in your mortgage when you buy a property.  Need advice on this plz.  Pluses and minuses of it.  How does it work?

I suppose so.  What are my options?  Basically if I were to flip a house with one or two other guys, I want us all to be aware of the expectations and workloads.
