I'm relatively new to REI and I'm ready to take the plunge into my first deal. I have recently come across a deal that I'd like to move on in Natick, MA. I have financing secured with a commercial lender for 75% of the purchase price and 100% of the renovation costs at a great interest rate. I was planning on getting the 25% down payment from a family member, but that just fell through. I don't have any cash to put down at this point, so I'm trying to get creative.

I would like to approach other investors I know about partnering on this deal. I would be asking them to pay the 25% down payment. Any thoughts on the deal structure I should propose? How much profit should i offer them on the back end? Has anyone done deals like this before? Since I don't have any skin in the game, is it too much for me to ask for a 50/50, or even 60/40 (60% me, 40% them) profit split? Assume they would be a passive investor, not involved in the day-to-day of the deal (renovations, etc.).

Any insight would be much appreciated. Thank you!

I have a large 2700 SF two-family in Arlington Heights available immediately for $589K. Located on quiet street with off-street parking, walk to Trader Joe's/Starbucks on Mass Ave. 

Would be perfect for condo conversion - each unit would sell for $500K+!

As many of you Boston-area investors know, Arlington is extremely hot right now. Two-families this large do not sell for less than $600K. This one will go fast. Message me if you're interested.

Hi BP -

What formulas/methods are people using to figure out what towns to concentrate marketing efforts within? Is it a shot in the dark? Or are there some metrics I should look at that will tell me a certain town/market might be a good area to concentrate on?

Thanks for the warm welcome, everyone.

Justin, I am definitely going to be looking to ramp up my activity in the Black Diamond group. I've been to one of their meetings and it was great. I will be trying to make at least their Waltham meetings, and hopefully their Worcester meetings as well, each month going forward.

Kristopher, I live on the South Shore, but I'm used to being on the road. I'm looking as far west as Worcester, but have a more focused concentration on Plymouth, Bristol, Worcester, Norfolk and Suffolk counties.

Paul, thank you for passing along that link. I have plans to become a RE agent within the next month or two. If anyone has any advice as to where to take the class on or near the South Shore in MA, please let me know.

I would be in for a Boston meeting. I'm somewhat new to REI and looking to network whenever possible. Great initiative on getting this going. I'm located south of Boston but could make it into the city for a lunch or evening event. Keep me posted on the details. Thanks!
