Harrisburg looks great on paper. But paper and real life are 2 different things…

Lot of out of state people buying hood beaters for 110k that are really only worth 50-70k… just be careful. Anyone can make a property look amazing on a pro-forma.

I own 25 units in and around the city, but only buy in a very few select pockets. The war zones are not for me

Everything looks good on paper in the city. But you couldn’t pay me to buy 50% of the stuff. 

You need to know the area well to make sure you don’t get taken for a ride by a turnkey guy or a PM. Lots of people buying 110k houses turnkey that are really only worth 65k right now. 

That being said, I have 25 doors in and around Harrisburg. It’s treated me well, but I’m very very selective of what I keep and what I don’t

Gotta love out of state people thinking 100k in the rough neighborhoods of Harrisburg is a good deal…. 

I’d recommend NOT doing “well it looks good on paper, must be a deal” with Harrisburg. 

Harrisburg is so block by block… 

I have almost 30 units in Harrisburg, but I don’t buy in the ghetto. My average tenant has a 730-750 credit score and makes 3xs the rent in income with 0 background issues. 

I’d highly suggest not just sending it in this city. I’ve seen too many out of state people get smoked on deals because “it’s a good deal on paper”. 

Yeah have fun selling that 100k house you bought from a turnkey guy for 50k in 4 years lol

Little to no appreciation. Good cashflow. City can be a real pain to work with. 

A lot of “proposed” development happening. Who knows if it will ever happen or not. Sadly, it seems like there’s always “development” that never actually happens in the city.

I’m just over here in Harrisburg. If you need anything, reach out. Lewisburg is a cool spot. Don’t have a scarcity mindset. Deals are out there. Just create a funnel and you’ll have a lot of deals to look at. If you tell yourself it will take a long time to buy rentals, it will. If you believe you can buy 20 this year, you will.

Nice man! That’s a great area to have rentals. You’ll never have any trouble leading that building up that’s for sure! 

Congrats on the success. That’s a great story and an even better asset to have!

Holy crap man! What a read. Congrats on the perseverance and getting this thing done and across the finish line! What part of town is this building in? I’ve got a few in midtown and the capital district. Gotta love the GC saying he knows the codes guys. Haha such a classic line😂🤦🏻‍♂️
