Have you considered exchanging some into DSTs to use up debt while putting some cash into gas and oil mineral rights funds to move some of that cash flow to passive sources?

In any syndication, but even more so a ground up development fund, the sponsor's track record is extremely important. 

There may be a sponsor with a flawless track record dating back 50 years but if that sponsor has no experience with development, that's something that should be considered by the investor. 

The appeal with ground up developments is that although there may not be cash flow while the asset is being constructed, the IRR will often be much larger because of the inherent value that's added when a property is developed into a usable space.

I would just invest it in an oil and gas mineral rights royalty fund and receive a truly passive 8-10% annualized cash flow. Have you ever heard of an oil and gas mineral rights royalty fund?

If you are selling your family business as an asset sale and you want to use the proceeds to purchase a real estate portfolio, it may be possible to conduct a 1031 exchange for the real estate portion of the sale. Do you have a qualified intermediary you're working with?
