Great advice, I am in the educational stages for sure. Been reading a lot and learning what I can. My area has skyrocketed the past year and a local mortgage broker I was speaking with was saying there is just so many investors in this area and most deals are cash and gone in a day. Sometimes before they even hit the MLS. He was speaking of a gentlemen who has an "in" with someone at a local bank who actually lets him know first before anyone else what REO properties are being sold. (Also took the gentlemen 5 years to build the relationship.) Sounds like I need to hit the pavement more.

Hello All!

It seems that my market isn't the best for the type of investing I would like to do. (SWFL) Does anyone have any pointers on identifying markets that are worth investing in? I am trying to learn as much as I can but it can be overwhelming. My area is very competitive and finding good deals can be hard. If any individuals want to point me in a direction to start it would be appreciated because I feel like I am lost =/

Hello Bigger Pockets!

I am a very new investor. (as in just started educating myself) I am 24 years old and looking for input on where some other more experienced investors would recommend I start. I make decent money and have the ability to save but would prefer to invest as little of my own money as possible. I may be able to get a partner on board also. I like the idea of flipping but was recently introduced to the BRRRR strategy and it has peaked my interests also. I live in SWFL; specifically Cape Coral, FL and was wondering what might be the best area and type of investment strategy I should make for my market. Whether it be flipping, buy and hold, or cash flow rental properties doesn't necessarily matter. I guess my better question would be how do you know whats best for your individual market? I appreciate ANY input!
