Hi Frank!

Welcome to the BP! I am sort of in Central Jersey too (the line and area is hotly debated one). I'm out in Clinton/Hunterdon County. I am an aspiring investor as well looking to connect with others. Currently working as a realtor and have made a few connections with contractors and other investors. I'll shoot you a connection request.

Take care,

Dylan Mahr

Hi everyone,

Looking for some recommendations for a Real Estate Agent in the Pocono PA region. My wife and I are looking to purchase a property in the next 6-12 months to be used as a STR.

Definitely looking for a mountain getaway vibe (quiet feel, trees, fireplace or pit) at as high as 275K

Thanks everyone!

Take care,

Dylan Mahr

Hi Jacob,

I just took the NJ state real exam last month. I would say to really know the ethics and law portion of the test. A lot of the questions dealt with what was legal to do, in both marketing and sales. The math was surprisingly not as heavy as I thought it would be. You still need to know it but don't wear yourself out trying to master it all. Remember that 1 acre equals 43560 square feet

Definitely take your time and read the questions throughly and trust your gut. Feel free to reach out if you have any other questions.

Best of luck!

You could also try Turno.com and see what pops up.

Sweet! I had not heard of Turno before you mentioned it. I will check it out!

Thank you!

I know of a couple companies since we're in the same group together. DM me if you want their contact info.

Awesome Sarah! I will definitely reach out when I get to that point. Still need to get my property first.

Your best bet is to find a local facebook group. You'll get a lot more recommendations there than here.

Thanks Dave! Going to dig more into the Facebook groups.

Encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

To avoid going through the same poor experience, keep reading.

Even if someone give you a referral, don’t make the mistake of assuming that PMC will meet your expectations, just because they met the expectations of the referral source.

We also can’t believe how many owners hire the first PMC they speak with!

Then they complain their expectations aren’t being met!

In our experience, the #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

It's often a case of not doing enough research, as they don't know what they don't know!

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – and they often select the first PMC they call!

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.

EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean? What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.? You’d be shocked by how little actual screening many PMC’s do!

This also leads owners to ASSUME simpler is better when it comes to management contracts.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord. Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

We don’t know any PMCs to recommend in the area mentioned, but since selecting the wrong PMC is usually more harmful than selecting a bad tenant, you might want to read our series about “How to Screen a PMC Better than a Tenant”:

https://www.biggerpockets.com/member-blogs/3094/91877-how-to-screen-a-pmc-better-than-a-tenant-part-1-services-and-processes

We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

P.S. If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general. Take ownership of your mistake and learn to do the proper due diligence recommended above😊

Thank you for all that Michael! I will definitely take my time with choosing the right property management company. Nothing like getting face to face and feeling out a person's vibe!

Hey BP community!

Looking to get some recommendations for property management and cleaning services for the Pocono Mountains, specifically the Pocono Summit/Long Pond area.

Not ready to get started just yet but looking to get my ducks in row for when I do launch.

Thank you!

Dylan

Hi everyone,

I've been listening to bigger pockets podcast on my way to my PE teacher job for the past two years and have just now made the full jump into real estate. I am interested in building a real estate portfolio of both short and long term properties (specifically in the Poconos for STR and long term in New Jersey, Pennsylvania & Florida). I am also interested in property management.

I just recently got my real estate salesperson license and will be doing that full time starting August 1st. I am looking forward to learning and collaborating with all you great BP people.

Welcome!
I own and manage str’s in 2 different beautiful but often overlooked areas of the poconos. If you need help or ideas send me a message. I’m happy to help.

Thanks Steven! Definitely looking to get a property in the Poconos in the next 12 months. I will reach out when I have questions.
