I won't put that on the tenant because I want to make sure it is paid every quarter. I only pay for my national grid bill in my owner occupy..The tenant pays theirs.. Electric and gas. (Gas is their heat).

Here in Glens Falls NY I usually pay $170/quarter for water/sewer for a duplex. Electric and heat is on the tenant.. In my owner occupy I normally pay $175-$200/ month for electric/gas in the coldest months.

Hi Lauren,

I would most definitely look into Glens Falls. I am from Glens Falls and I can tell you the market is HOT. Every good deal is under contract within a day or two.. Most of the stuff currently on the market has been sitting for quite awhile.. If you need any advice on neighborhoods or good locations I can be of help.. There are quite a few of us on here from Glens Falls and we are always looking to network.. I have made a facebook group as well for strictly NY landlords/REI's.

Like I said, if you need any help with the Glens Falls market don't be afraid to reach out.. I have been actively looking to purchase another as well!
