Thank you all for replying! I had called on a listing and had just begun to pitch the idea of terms & she said that the owner got spooked by the idea because of advice her CPA apparently said. So that's why I have a lack of information, I just wanted some general information because I don't know how there would be a downside to seller financing and wanted to be able to have some armor and real knowledge to back up my offer.

I have a potential deal that I'm working on, but the owner said that her CPA said it isn't advantageous to do a seller financing route. Can someone offer some advice from a CPA perspective? 

The deal has been on market for a very long time and we're looking to pay them on terms over the next few years, but I want to be able to justify why seller financing is advantageous. Thank you in advance!

I've been a local to San Luis Obispo since 2018 and have been involved in real estate since 2020, licensed since last year. I understand that deals are hard to come by here, but I know there are some that are doing it. I'm looking to connect with people that are doing deals out here.

Hey, hey! Fresno is surprisingly a great market for AirBnB, I know of several people that are doing AirBnb in Fresno specifically and having a lot of success. I'd recommend looking at Kyle Stanley's 'Fearless Flipper' on youtube - he's based out of Fresno. Also connecting with him on Facebook and his group called "AirBnb Masterminds". Hopefully that helps a little bit!

Emmett with the Castro Accountancy Corporation is absolutely the man. He's incredibly detail oriented and my Dad has been using him for some time. I highly recommend him.

Hi, Karen. I wish you the best of luck. I am involved in REI with a team out of Fresno area as well. You're right to say it is competitive, but there are deals to be had. Have you thought at all about investing in more more affordable areas? I know quite a few investors that are investing in other states, such as Indiana where you might find it a bit easier to find deals that match the 70% rule.

If you decide to do that, I would make sure that you try to make contact with the core four a deal finder (could be an agent), a contractor, a property manager, and a good lender. You can connect with these people on biggerpockets or find people that have worked with these people through BP! Hope this helps.

I've been using YellowLetterHQ as my direct mailing system for several months now and it's pretty popular within the market that I am in (Central Valley/Fresno, CA). We usually send out about 500 mailers costing us around $0.52 per lead, we're looking to scale and send out more mailers. I am starting to think that there might be other avenues that would give us a better bang for our buck + better individuality from other investors? Does anyone know of any reputable mailing services that you've used to scale direct mailing campaigns?
