@Kenneth McKeown Thanks Kenneth. I see you are in Farmers Branch. I'm really looking for multifamily properties. Maybe 50 units, in need of some TLC. Let me know if you know of any! I will raise the money. I've learned a lot since this post and now have a spreadsheet from Michael Blank (multifamily investment podcast) that I'm using to analyze deals. I'm looking to find buy and hold properties.

@Rudolph Vazquez thanks for the tips. Yes I’d like to connect with anyone you recommend. I’m just getting started as an investor so I’ve got tons of questions at this point. From what I keep hearing the Dallas TX market is very difficult for buyers right now.

Hey DP members. I am looking into getting my real estate liscense as an investor. I plan on putting deals together and syndicating them out. For several reasons I’ll be getting a liscense even though I will not be a full time realtor. Any tips on the best school/method to do this in Texas? Thanks in advance, Dylan

@Caleb Heimsoth thanks for adding humor! I was thinking the same. It seems the more I look into this, the most likely strategy is owner financing and/or a partnership with someone who wants to invest. I will learn how to find and analyze deals, do the leg work, then present to potential partners. Hopefully, I can find a situation where the owner wants to get out of the property and get a check each month. I know they are hard to find in Dallas but there's deals out there.

@Alina Trigub Great point. I think offering free services to analyze deals and search for deals is a start. I plan on partnering with someone with experience on my first deal. Thanks for the tip.

@Michele B. Great point. I am giving myself a one year limit to learn all I can, then take action. Granted I'm taking action along the way building a team, networking, etc. But I want to be offering LOI's within one year from now.
