@Elin Anderson Multifamily is awesome and I feel like the majority of investors end goals. Savannah is extremely competitive for multi's, pretty much on a national level and SFR's are just as hard to find a decent deal in these days as well. If you're military I recommend using your VA loan to purchase a house hack 2-4 unit in Savannah. (Super competitive and hard to find, expect to pay over asking price and don't be discouraged if you can't find one) If you're ready to pull the trigger I can introduce you to some investment savvy realtors in Savannah.

@Elin Anderson What are you looking for in a RE Attorney just starting out? I would recommend joining the Savannah RE Investors Facebook page. Tons of active people in the real estate industry, pretty much anything you need for Savannah you can find in there. First priority should just be tons of Education. Just podcasts all the time, on all the different subjects you're interested in. I know it's hard to get out of the analysis paralysis mode, but lots of education is vital starting out. Would recommend listening to the first 100 BP podcasts in a row before asking for help, at least that way you'll be educated and have an idea of the specific niche you want to hit.

@Josephine Ramesh Although I don't own a lake front Airbnb I've been looking into converting a long term rental of mine into an airbnb. Look up Airdna Airbnb calculator. You can type in the properties address and it pulls data from airbnb and other short term site to give you from what I've read a pretty accurate estimation of Occupancy rates and income. Basically it will tell you the demand, pretty cool tool. You have to pay for full reports, but you can look up an address for free for the basic info. Best of Luck!

Whenever I was living there I just gave them an all inclusive price that included utilities. Now I rent that home by the room and have moved out, so utilities are just put in the name of the tenant who will be there the longest and they split them with their other roommates.

There can obviously be some downsides to renting with all utilities included, like tenants not caring about their usage amount. I actually rented a house after college where they included utilities, but there was a monthly cap that if it was exceeded then we covered the difference.

If you're looking for high growth and gentrification in the Savannah market I may focus more on Garden City and Port Wentworth. Like @Julian Buick said, Pooler has a ton of new construction and expansion, but that was also the case pre 2007/8 and they got crushed. I'd focus on gentrifying areas in Savannah and not on Pooler personally (that's what I'm doing).

Hey Nick, congrats on the triplex and welcome to the Savannah, GA area, my hometown. Unfortunately I’m stationed elsewhere but it’s still my focus for investing. It’s an amazing city with tons of opportunity, and I’m jealous you get a duty station like that, haha.
