@Adam Sherwood I've never heard of a travel nurse specific agent, but I'd be happy to figure that out.

@Corbett Brasington Depends. If you have everything you need they would be more of like a transaction coordinator. Making sure everything gets done properly and on time. That would free you up to do more prospecting and more deals. As an agent myself this is something I'd do and frankly if you already have everything done and do it on a regular basis I'd just negotiate a flat fee or percentage per acquisition that they coordinate once you find it. 

Find an agent you trust and use them as leverage. For knowledgeable investors that is the biggest benefit that an agent can offer you.

@Jordan Brown Tempe opens up the possibility of renting to students. Especially in a condo with multiple rooms you can rent out individually. Students tend to be rougher on properties though. Also if you get something near the Sun Devil Stadium it can be a great short term rental as well. 

For long term I really like single family homes. For winter visitors I recommend condos because no maintenance. There's a few different methods in tempe that work same with the East valley.

@Marco Masanotti my advice would be to research and understand FIRPTA before buying here in the USA and then go for it. I'd recommend talking with a tax attorney.

First things first. Never and I mean never bring up race as a landlord. Even if you think it could play a factor it's not allowed to play a factor. If this prospect decides to take action against you this is posted online and you never know what a jury will think and you just brought race into the picture. In my eyes every prospect is an indistinct humanoid to me. 

Now as far as lying to you that's suspect and I wouldn't trust it, but you can decline them by saying you don't want to rent out to a business to board it's employees which is totally logical. Just make sure if another business ever applies you deny them for the same reason.

The easiest way to stay out of trouble is to set up guidelines on who you will and won't rent to. Always write them down and if you can record them as an attachment to you LLC's operating agreement at the county courthouse (assuming you have an LLC or corp.) do it.

Yes a lot are coming to the Phoenix area. A good way to see them is to take the 202 in Gilbert and Chandler and you'll see a ton of new large commercial developments. We've also had some major companies move into the valley. Sedona is a different market than here in Phoenix. It's much more tourist driven and there's a lot space between Phoenix and Sedona so I wouldn't be surprised if you aren't seeing it.
