I think your idea of househacking a duplex or single family home and airbnbing out the other unit or rooms is a great idea. I am doing this in Houston, Tx, airbnbing out our 3 spare bedrooms which is covering the mortgage plus an additional $500 income on average. I think there would probably be even more demand in Orlando!

I saw you were looking at the Houston market. I'm currently househacking in Houston using airbnb to rent out our 3 spare bedrooms. It has been awesome so far, covering the PITI plus $500-$600 dollars on average. I would recommend looking at the Houston area for an investment property, especially outside the city in suburb area where the purchase prices are cheaper and it is more likely to cashflow.

I have started househacking by renting out bedrooms on airbnb in Houston, TX. It has been very profitable so far! I think airbnb in another city in the southeast or midwest could be very profitable.

Not really a vacation destination, but I have been doing airbnb in Houston, Tx and it has been successful so far and the city seems pretty airbnb friendly.

Right now we are mostly getting guests through airbnb, but if we had tenants they would be on separate leases. Right now we are in the biggest room, but put it up on airbnb when we are out of town.

So you recommend purchasing a SFH and rent Out rooms on Airbnb? I'm sorry for my ignorance On short term rentals, how long do people stay and booked are on a monthly basis. Enough to cover the mortgage plus some?

It has been working well for me so far, covering my mortgage plus a little extra. A lot of the people who have booked with us have been longer term, a few weeks to a month, but some have just been for one night. It will depend on your area, if you are in a tourist destination or not. You could also rent rooms out to long term tenants (6 months to a year). That would be less work but probably less income.

Hi Daniel. With a conventional residential loan you need to have the intention to live their for a year.

Hi Michael. I'm in Houston, Tx and my wife and I are househacking by renting out the spare rooms in our house on airbnb. I think this strategy could work super well in Austin, I believe you do need to apply for a license to do short term rental though if you are in the city limits.

Hi Mattias. You might also want to consider looking for a single family home and renting out the rooms. My wife and I have are doing this renting out our 3 spare rooms on airbnb and it has been great. It might be a bit easier to find a SFH in your price range.
