I'm having trouble finding a duplex on the areas I'm looking at that cash flow. I'm looking basically the west half of berks county pa and have yet to find one in my price range. I think I need to start looking for off market deals but don't know how for multifamily.

I agree with both of you. The way I'm looking at it is atleast that's a guaranteed 800 minimum for that side. They are in a year to year lease but I'm working on seeing when that ends. Cash flow as is would be about 400$ total.

Im in pennsylvania and I looked at a duplex today. While checking out the property there was 2 main concerns. 1 the floor joists were I'm rough shape. 2 when walking through one of the units we asked the tenant what there rent was. They said they are unsure what it currently is because they have section 8 which covers 800$ and they believe the total is 1200, which tells me they are not paying in full. The numbers work even if they would only pay 800, that being said I would still like them out. I'm just wondering how more experienced investors would handle this as this would be my first deal. My plan was to make an offer at full price with an agreement that that person is removed.

 You can come up with what ifs in any situation, that's the fear talking. I feel if you want solar on your house and do all the due diligence you're good. I see nothing wrong with bringing up the value of your house at someone else's expense.

Great deal! I hope to find something like this in my area. 

How hard was it to replace? I had a similar thing happen with plumbing. guy quoted 1000$. Did it myself for 60$ in 5 hours.

Thank you for the reply. I think I'm in a good situation right now to buy. I'm single, 25 years old, 20,000 in savings and about 50,000 in equity on my house. Only thing holding me back right now is I have a roommate who I can't just kick out and will be out by November. Great advice, appreciate it!

Hey guys, I've been doing a lot of research and I would like to get into a house hack. My question is, is now a good time to sell my personal house while prices are high and pay a high price on a duplex? Or, I personally believe prices will drop in a year or so, sell house for a lower price and pay less on a duplex? I would just buy one now and rent my house but I personally don't feel like it is a good house to rent out in my opinion and would just rather deal with one property to get my feet wet. Any advice would be appreciated.
