Thank you for the response. It’s weird because it is definitely a duplex and definitely built like a duplex the whole neighborhood is. All the water, gas and electric are split. I am buying it from my cousin he bought it 8 years ago as is from a lady. 
I am probably going to close and worry about the zoning later. Because I was thinking about converting the garage into a third unit.

I am in the process of buying my first duplex, so I can rent out both units and I just found out that it is zoned a single family. RSA-1.  Closing is suppose to be the end of the month. 
the house is listed as a multi family. 
will I run into any issues trying to rent it out?
