We are currently looking for properties to purchase via "Subject To" in the Oakland County, MI market with MOTIVATED SELLERS (preforclosure, probate, divorce). I'm looking at purchasing a two-unit property with a basement through my LLC. I'm wondering if it's possible to purchase the property through my LLC and "house hack" it by using it as my primary residence or my businesses main address to avoid non-homestead taxes as they are very hefty in this particular area.

I’m a brand new investor looking to acquire my first deal and will be pursuing turnkey properties through Rent to Retirement. As most of the properties they have in inventory are spread throughout the nation, I’m looking for recommendations of CPAs that work with out of state investors and do tax strategy planning as well as preparation.

I've recently began exploring the idea of apartment syndication investing as I currently work 80-100 hours a week at my full-time job. I am wondering how the tax benefits work for syndication investors and if they are comparable to purchasing real estate on my own.

I recently came across Better.com and from my understanding they are a lender that purchases properties in cash for buyers and the buyers then finance the property through them. Has anyone had experience working with Better? And if so what was it like?

I do this through cold calling, texting, emailing and whatever it takes to find a deal. If you do this on a consistent basis you will find deals as it is just a numbers game in the end.

Word of mouth can be a powerful untapped tool but the method will take time. To be more proactive in your business, you can use more traditional strategies of cold calling and sending direct mailers to property owners to acquire an off-market deal. Either strategy will have an upfront cost associated but could play out well in the long run. Whatever strategy you plan to implement to source deals, remember that consistency is key. Hey everybody! I’m a rookie investor interested in small multi family and have yet to get my first deal. I’m based out of Michigan looking to purchase in southeast MI areas with low crime rates (outside Metro-Detroit). I’m struggling to source deals (on and off market) and was wondering what strategies others have employed to acquire leads. I am currently working with a realtor but good on market properties are hard to find in my areas at this time. What other methods or strategies could be used to source leads and how are you going about pursuing those leads? Thank you all!
