Thank you for the feed back Henry. I actually have an established investment business since the time of the first post. I was just looking for future partners and possibilities to do much bigger projects for bigger returns. 

Examples: Developing a sub division, industrial buildings above 10k sqft, small apartment complexes...etc. 

Not even sure if people post things like this on here. Currently looking for new opportunities and possible business partners with capital. Open to all options and would love to just bounce ideas around with others that have the same goal. Commercial, industrial, residential, raw land, and property developments.

A lot of financial institutions if you are looking at multifamily, commercial, or development will take your relevant work experience into consideration, so bringing on a partner with relevant experience in what you are trying to do might be beneficial. 

If you either find a deal, and take that and your capital to a potential partner, they can help you navigate the transaction all while learning the process from them. You may even be able to find someone who has a deal, and offer your capital into the deal in order to learn the ropes from them. 

Regardless, I would say educate yourself throughout the process. The more value you can add to others, the more likely they will be to share their expertise with you in return.

Are you a W2 employee? If you were in college but now work a W2 job, you only need 30 days of pay at the salaried or hourly position full time, in order to qualify for a mortgage.

Hey all! Needing some tips and options that could be explored in my unique situation. I have about 500k in capital to use, but the problem I'm having is getting loans because I'm only 24 with no previous work experience because I was in college. I'm intrested in all types of investments, single family, multi, commercial, raw land development, etc...
