Hi Brandyn! Welcome to BP. I'm originally from Costa Mesa.. I thought about renting on East Yale Loop - i think the apt was called Woodbridge Villas. I really liked the elementary school nearby (I have two kids).

Congrats on the fitness business, btw. I saw that on another post. I think having an entrepreneurial background definitely helps in real estate. 

I'm currently living in Korea. I looked to invest in the OC but couldn't find a deal that seemed right for my first, so I ended up investing in Jacksonville, Florida - 5bd / 2ba for under $50K. I've never been to Jax, but I like what the demographics were telling me and I was able to hook up with some awesome JV partners that I met on BP, who made that investment possible.

I'm interested in someday investing in CA and possibly living in Irvine. Glad to meet you. 

I've never done a seller finance deal but I was wondering - how long is the amoritization? And what is the loan term?

Anyways, best of luck with everything. I met with @Clint Kreider last time I was in town. He's on BP and he's a real estate agent. Very friendly and knowledgeable guy and he also runs a meetup in the area. He might be someone you might want to hook up with.

Hey Don! Welcome to BP. I joined last year and it's been instrumental in giving me the resources and contacts needed to invest in real estate. Thanks to BP I was able to make my first investment last year - a SFR in Jacksonville, Florida.

I'm from So Cal originally. Grew up in Costa Mesa and now living in Korea. 

I also find numbers based analysis interesting, tho I'm far from a rocket scientist! ^^ If you ever want to discuss property numbers, send me a PM or post in a forum. I'm sure you'll get plenty of feedback.

I know that's a very rough estimate but good to know.

I looked in Costa Mesa and Irvine, and it was too pricey for my first investment.

I'm also organizing a meetup out here in Seoul and that's a great way to start building your knowledge - meeting and talking with active investors. Surprisingly, their are quite a few out here who have properties while living abroad.

Curious - How do you feel about future Cap Ex expenditures that @Ben Leybovich mentioned in his recent blog post? Do you think his numbers seem accurate to your location?

Also, during your world tour, if you happen to make it to Korea (I saw China mentioned, so maybe there's hope!), we'd love to have you as a guest at the Seoul Real Estate Meetup! I posted about our group on BP not too long ago ^^ (link).

I loved your post on your Silver Lake rehab. I lived in the area post UCLA because my college roommate like the artsy vibe of the area. I emailed your post to him and asked him to find the next potential "Silver Lake"! 

(He mentioned areas along the river.)
