Okay so I just closed on my first property at the end of last month. Which was a very exciting process. So I closed on a 2 family double with the upper being remodeled (ready to rent out) and lower being occupied. So according to the sellers I was told that the tenants were told to vacate the property by January 1st and I would be collecting December rent from them. In which that was fine for me. So I have been trying to get a hold of the tenants for about a week and a half now. They won't open respond to any of the letters that I have dropped off with my contact information. They are receiving all of my letters because they are being picked up from the front door. Also it is now the 2nd of the month and no rent has been dropped in the box I instructed for them. So before I made my next move I wanted to get some advice from you all to how I should go about this situation.
