@Daniel Emison 300k in Student loans is a lot. I would recommend listening to 3 people and you deciding on which route sounds best for you. Dave Ramsey, Robert Kiyosaki and Grant Cardone. All three of those guys has helped me a ton! They all shoot different messages. But by deciding which route you will head could help you out a ton! @Glenn McCrorey That's a Great story. After falling off the wagon a few times due to job loses youcstill managed to reach such great heights of freedom. Cut it by 12 years. 20k a month in rental income sounds pretty relaxing myself. You just inspired me to reach for a higher goal and purpose. I appreciate that story. Congrats on your success. Keep climbing the ladder!

@Sean Thomas You can conduct a title search yourself by going to the county recorder's office, the local courts and the local tax office and asking them for all their records on the property. However, a title search company is in a better position to find all the relevant information. But overall Most title searches can be about 3 days. Some could be longer depending on scenarios.

@Andrea McCants Yes unfortunately you can't change a neighborhood. I'm not sure which area your property is in. But knowing Baltimore like I do, there are a few neighborhoods I stay out of completely when it comes to the investing side of things. I don't do any investing in war zone areas. Even though the cashflow side of things can be huge. The problems it brings are just not worth it. However all you can do is tell your resident that you can't control what happens outside of the home. She must report any crime activity to the authorities. Sounds like you are a good landlord by extending much needed help to your tenant. Just be careful not to cross the line. Some tenants will abuse it and cause much problems later on down the rode for you.

@David Zheng 50k a month in passive income is incredible. You will be making more in one month then the average person makes in a year. I like that Goal you set. Thinking big is the name of the game. Either way the ladder to the top doesn't have a cut off point. So the heights are unlimited. Hey man go for it!

@Kristopher Hanks Now by cutting back on your expenses. Did that open the window for you to invest more? As Dave Ramsey puts it "It feels like you got a raise once you dump so much of the debt" By going all cash on purchases your cash flow should be great. Getting to your porshe number sounds like a goal I believe you will achieve. Keep it up!

@Jorge Ubalde I don't think the leakin Park area is up and coming. However I kind of agree with what @Account Closed stated. If you can find a great deal that will cash flow really well. Go for it. Idk which route or niche you are aiming for. But either way do your homework. The 21229 area code is kind of tricky. It has properties in the county and city. I am currently looking at deals in the 21229 area surrounding The Catonsville border line/Cooks line area. You can find some good deals. Just know the market.

@Jeff Filali Great Point Made there Jeff. I agree with that statement. You may set multiple freedom numbers depending on the lifestyle changes you may occur.
