Normally, we do not provide refrigerator to tenant. Since, tenant was moving in from apartment, it is understood that they are short on that. So, I told them that If I can find, I will provide but it was not a pre-requisite for the lease.

I have found another landlord, who wants to sell his extra refrigerator, which we bought it and my tenant helped me to bring it. But during my search, I have found few used appliances store, who can help me with my future request.

Since, the rent was little higher than rental CMA, I have not passed refrigerator expense to tenant.

Folks,

I have got my 1st FSBO lead and started working immidiately on that without any dealy. Once, my wife and I show the home (3/2/2), we were in immidiate love for this home. Before we went to look this home, I have done all my analysis and possible prices with Sale and Rental CMA within the area. We offered the price to seller and which was accepted immidiately.

Upon last week closing on this home, my seller complemented me for being very easy during the entire process of selling experience. The closing went smoothly with minor hiccups (Of course from Lender), but overall not bad at all. This was almost ready to move-in home. I still have few minor things to do in this home.

At this time, It was listed for rent. We are very hopefull to find an appropriate tenant for this home soon before holiday season kicks off.

Hi to all again,

Sorry for being so busy and away from my BP folks with my closing related activities. I am happy to announce my 2nd SFH deal in DFW area. This was not really ready to move-in home. So, I have got some 1st hand experience with repair work (Paint, Appliances and Carpet replacement). Overall not bad. After closing, we spent 5 days to wrap-up all these work before getting it ready for lisitng.

Considering the Fall season, we were expecting a slow turn-around. After few tenants application screening, we have picked a tenant. My tenant has moved in last weekend with my special treat for welcome dinner. The only request, I have received from tenant is for refrigerator, since they were moving in from apartment, which we have fulfilled within a few days. Happy tenant make happy landlord...

Again, this was a MLS listed home. So, I was helped by both side realtors to complete this deal. It was financed thru conventional loan.

I have a 4 BR / 2 BTH home rented in Dallas,Texas for last 2months. My Tenant’s mother-in-law is selling her home and requesting her to TEMP stay (For a month or two) at my rented home’s guest room. Currently, There is husband, wife, 2 kids and 2 pets. What, I would like to know:

  • What should be my actions for this request?
  • How does this Temp stay works, because this might be extended, and we don't want that to be permanent.
  • Any other help/tip you guys can give will be great.

Final Outcome: I was able to amend the offer with few $k savings from the Seller, which is sweet. Thanks for all your help in my decision making :-)

Well, I have a brief talk with my Realtor and Lender and they are on the same page, as most of you have suggested here to move on with the home. Thanks to @Jimmy Wilson for looking closely, that's why BP is a great community.

@Andy Luick  I have looked his record, very clean criminal record except this one incident. He might be under bar for long time and also getting some psychiatric treatment, you never know.

@Shawn Thom  might be a chance of distressed property and in market soon.

BP Gurus,

There is this property in Corinth, TX, which I have it “Under Contract”. Yesterday, I have completed the home inspection and everything looks great on that, with minor repair. My strategy is “Buy-and-Hold” for long term.

Here is my dilemma: On 8/11, there was news about “Corinth man accused of shooting at Dallas firefighters, police” (http://www.dallasnews.com/news/crime/headlines/20140811-police-man-shot-at-officials-at-fire-in-far-north-dallas.ece) , the man has lived across the home, which we are considering on same street. Overall, it’s a very quiet neighborhood, with this rare incident. The shooting took place away from this neighborhood in North Dallas area. (25 miles away)

Here are some more video about the suspect on CBS news and I have seen these news channel vehicles parked yesterday at the street, while I was there to talk with my home inspector. (http://dfw.cbslocal.com/2014/08/12/dallas-ambush-suspect-charged-with-aggravated-assault/)

I would like to know, should I move on with this home or terminate my contract? Considering, I want this property for Buy-and-Hold for long time.

Any advice/help will be greatly appreciated.

BP Team,

I am happy to complete my 1st SFH deal in DFW area. First, I would like to thank BP Community and all the help during my process on this deal. Here are some more details:

Last week, I have closed a SFH - Single Story home deal in DFW area. I have opted for small single story home with approx 1800 sqft with 3+2+2. It's roughly 15 years old home (1999). I have opted for conventional home loan with 20% down. The good news is, I was able to rent this property in a one day with listed price. (Not bad...huuuuh)

Thanks again for all your help. Really happy for this achievement.
