What adds to my bottom line, but isn't monetary? I don't get it.

The only thing I can think of is the knowledge that I'm providing quality housing in the community. If we didn't have Landlords, people wouldn't have a place to rent/live.

See Ben's response above. What I was looking for is, from the perspective of an investor working with a wholesale- what could the wholesaler do that would add to your bottom line. Yes- we could all say "better deals" or "bringing me more deals." But what are some of your time constraint problems that a wholesaler could do to help you save time, or be an extension to your already in-place systems.

Quote from @Ben Bagnall:

1. An established network I can tap for deal referrals.

2. Brand and reputation for quality and delivering on my commitments.

3. Contractors and team members who understand my expectations and are in synch with my way of operating.

4. Systems for tracking performance (e.g. rent collections, loss to lease, vacancy, expenses and repairs, etc.), identifying trends and making timely responses.

5. An established and documented due diligence process to make sure I don't miss anything on the front end that will prove costly.

6. Detailed project management with timelines, responsible party assignments, and identified task-to-task dependencies.

7. Consolidated business forecasting (i.e. roll-up) and cash flow management.

8. Financing optimization and versatility (traditional, hard money, line of credit, private capital).

9. Tax planning.

This is what I was looking for. Much of what you've stated isn't monetary, but still contributed to the well-being, and growth, of your bottom-line.

Looking to get some feedback from all of the investors out there.

I want you to really think outside of the box to the question I'm about to pose. Please- no "deals with better margins" or anything of the like as, I think we could all agree, this is the most basic of values.

So what do I mean: Think what would save you time, help increase the efficiency in your business, help increase the efficiency in your fix and flips or anything of that nature. What would truly add value to your bottom line that isn't monetary?

I'm following for the same advice. Next year I want to attend BPCON, VeeCon, and hopefully some other networking events.

 Thanks for the feedback.

Anyone else have any potential conferences they've attended? Sound off :)

Good Morning-

For the last year and a half, I've (unfortunately) been in "business" in real estate investing. Of course, over that times, I've lacked taking advantage of any potential networking and learning opportunities, even though I've wanted to.

I'm looking for some recommendations of real estate investing conferences, or even any sort of business conference or affiliate/social media marketing conferences, that anyone has been to and would recommend. Whether it's a one day event, or even a 1-3 day conference, I'm open to hearing them all.

Thanks in advance.

P.S. I know about BPCON (obviously) - just in case anyone thinks I missed that one. :)

Good stuff man- maybe irrelevant to the topic at hand, but seen you're from there. I've been to Boston a handful of times and have come to develop a connection with MA in general... always been curious how the comparison between MA RE investing and other states weigh?

Unsure if this is the right forum... if not, can a moderator or someone move to the correct location.

I've been contemplating this for quite some time, but have never acted on it. Does anyone do daily journaling? And if so, what journal would you recommend? Looking for something that allows me to keep on track with business objectives, as well as offers some subtle help at continuous self-improvement.

Any and all recommendations are appreciated.

I'd go with O365 myself for the familiarity of the local programs themselves, not to mention, Office 365 (depending on what you get) typically comes with MS Teams, which is pretty solid for collaboration.

Hey Christian- congrats on starting the journey.

With the occurrence of COVID, the meetings haven't been held in person, but there are some networking groups out there... DelREIA being one of them. They still hold their monthly meetings (if I'm not mistaken) but they hold them virtually now.

Ronald... I know you mentioned it's one building containing 38 units. But if you decide to build out the community, what about making it a gated community? Or maybe starting a Neighborhood Watch community and implementing the necessary signage COULD help deter some of the crime.
