Of course, my suggestion would be a last resort to the two previous recommendations given (as I like theirs better anyway) but see about raising private funds from friends and family for the down payment of the seller is absolutely adamant about 20%. But as one mentioned. I would suggest seeing about a higher purchase price or interest rate first in exchange for a lower down payment.

@Beth Wheeler I, too, am looking around the same area. Have you checked for any mortgage brokers just across maybe the PA, NJ, MD line and seen if there was any around there. Should I come across any, I'll definitely pass it along. :)

This is awesome. Are you looking to do this as a BRRRR, or are you simply doing this as a Buy and Hold? Home definitely looks nice so you may be able to refinance the home and pull out the equity from it for you next project should you choose to do so.
