Hey @Garrett Brown Welcome to Reno. I think you should start with what you can afford, then look at what area you would like to live in. There are a ton of growing zones all around the greater Reno area. Just depends on what you actually want? Do you want to be able to walk to bars and restaurants, or do you want to live in the burbs? Can certainly recommend realtors, lenders and a title company. Shoot me a DM.

@Steven Foster Wilson Thanks for the insight. We can for sure split the equity. Just hate the thought of losing ~$40K because of the lost job. However, I suppose that is better than keeping all the money on the sidelines. The flat fee is interesting. I'll definitely give that some thought.

Hi - I have a 2 unit investment property that I bought with a private investor (who is a close friend). Now, the plan was for me to refi, pay him back and move on to another property. (he wants to keep investing). We are mid refi right now, waiting on an appraisal which are taking longer than normal.  The problem now is I was laid off last week due to Covid so I no longer have my salary to qualify for the refi.

My private investor lender is willing to get a bank refi in his name so we can pull the cash out but I am not sure how we would structure the deal. Here are the numbers. 

Purchase Price - $340

Private Note - $325K

Rehab - $45K

Total: $385K

Rents: $3,100

ARV - $475K

My fear is that if he refis I would lose the equity I built as well as the money I invested. Has anyone done anything like this or have an idea of where I can get refinanced without the w2 income? We are trying to move fast to put that cash back to work.

@Brian Moore I received the same letter. From my understanding it is not a requirement to return. I plan on calling the provided number to get some more information. I’ll keep you posted.

 My team and I are trying to create a great looking PDF to send to our private sellers that want a formal offer. We want the offer to look very professional and give some pros for why they should sell to us off-market. Has anyone created something that they would be willing to share?
