Hello Mark, have you explored Negative DSCR Lenders? There are DSCR lenders that allow for Negative debt service, and in some instances no ratio.

I'm not sure that you are going to get much traction with the production builder market.  I would look on the market and find any builder who is building a $1m plus home.  Particularly, look for builders who do parade of homes models.  If I was your friend, I would offer to do a design package for the parade of home model, so that you can get design jobs from future custom builds.  Hope this helps, PS. I think the one negative about buying land and doing a solar lease, is that it is no longer taxed as a Agriculture exempt, this is a major negative to the project.  I assume that you would have some sort of guarantee on the lease if there is a hail storm.  One option that might make more since is finding a bitcoin mining operation, because with Starlink, you can essentially set up an operation anywhere, so if you can buy $100/acre land in a sunny climate, Bitcoin Mining generates approximately $.085/kw in electric rate.  I'm not sure if that works for solar, but it opens up more possibilities.

Hello Josh, You can do what you want, but you have an investor group selling you the property.  

1. Why aren't they keeping it themselves?

2. Have you taken the previous inspection report and verified all the items are completed per the inspection report.  I know that not everything an inspector points out, is in actual need of repair, but I haven't seen the report so I don't know.

3. For the US markets a hope inspection report is pretty standard, from 2020-2022, some realtors encouraged their buyers to bypass the inspection period to have stronger offers.  I don't think that we are in a seller's market at the moment.

If you don't feel sound in your gut, get an inspection, if you are ready to go, and have reviewed and verified the previous inspection report, you should be good to go.

Unfortunately, some choices are business decisions and you have to get over the emotions of the moment.  The Question you have is

1 how long will it take you to get an eviction, and how much will it cost?

Also, while this process is going on for assumption sake, lets assume you are not receiving rent.  I would venture to say that it might be worth your time to pay the rent directly to the new landlord to get rid of a problem.

Its up to you, you could challenge it, 99% of Accountants want to avoid any chance of an audit.  Also, the Recent Supreme Court Ruling Striking down the Chevron ruling, takes away a lot of power of unelected officials, most of the IRS papers are not based on actual rules, but interpretations of code.  You can read more about it here. https://www.scotusblog.com/2024/06/supreme-court-strikes-dow...

Hello Joshua, I would look at Amegy bank, they have a 1x close product, and also, look at 1st united bank, very easy to work with, beyond those 2, I would go to a local credit union.
