Hi Arpit,

Considering the current market situation and the fact its your first flip, deal above is not that bad.
Maybe you could get 85% on some places but its questionable at what cost (higher interest rate, origination, junk fees, etc)
Thoroughly review the comps and match your property with comped one to make sure on ARV.
