@Dustin Murphy great name by the way lol! Like @Mike D'Arrigo said, if cashflow is your goal you may look at multi family, or maybe STRs. I actually have a coworker who has a few STRs and loves them. I also have a couple customers who do MTRs. Specifically they get properties near hospitals and rent them for short times to traveling nurses! You have a lot of options. I'm curious, why is cashflow the most important for you?

@Tanner Pettet that is an option! Creative thinking like that can get you a great deal. But also every strategy has it's pros and cons. Also have you considered hanging onto it? We are going through a lot of growth, and keeping it allows you to profit on it more than once. Just food for thought. I'd definitely be interested in looking at it if you do decide to part ways with it!

@Jasmine White Kansas City gets a bad rep for being super violent, but honestly the majority of people here are extremely friendly. If safe neighborhoods are your biggest concern, obviously those neighborhoods with higher incomes are where you want to be. E of 71 is where a lot of investors tend to shy away from, but besides that, most people I work with will look through the rest of the city besides there. I saw a post recently that Lee Ripma made that was pretty accurate!

Also, as far as the list you shared, it's obviously debatable, but I think it's pretty accurate, for KCMO. I did notice it doesn't look like it includes the Kansas side. If you are looking for most valuable neighborhoods, you have to branch out over there. Johnson county(Ks) is probably the most valuable area in Kansas City. It also doesn't seem like it includes suburb areas, like Lee's Summit. Also a valuable area.

@April Thrasher Agent in KC here, specializing in investment properties. To answer your questions

1. I have worked with several new investors, and have no issue discussing strategies, and finding out which deals and strategies work for you. 

2. I network CONSTANTLY and have an entire list of people to help you start to finish. 

3. I have an investor who does a few MTRs and I have a customer and a coworker that do STRs. So I am pretty familiar with those!
