Haha even though I live 7 minutes from the stadium I am not a cowboys fan lol. Yea there is a lot of great content on here and most of the time no one is trying to sell it. Have you checked out the podcast ?

I do believe that all the information is available on youtube and podcast if you want to put in the time. I personally started by listening to books and all of bigger pockets podcast every episode twice. Now if you do that you will have a very good idea of the basics of real estate. I've heard some bad stuff about these gurus, never really saw the value of the info. I assume it just works because you invested this much money you will be motivated to succeed. Now that being said I am considering spending 25k on a mentor but it is a guy who is very successful and not a big guru doing seminars. I would be getting direct contact to this person basically 24-7 and it's a very niche strategy that he is arguably the best at. I've heard some of these programs after you pay you are basically being coached by the main guys students who've done 3 or 4 deals. I agree with the above poster if you're learning a niche skill that is exactly what you plan on doing might be worth it.

A lot of really good answers by some really very smart people but I'm sure we could all agree with this list.

1. Roof : more than you would think

2. Hvac : one arm and one leg

3. Drywall : way more than you would like

4. Paint : that's alot! But what you'd expect

5. Tile :"Are you mixing gold flakes in your thinset!?" Or

6. Tile got a great deal : "WTF is this?"

7.flooring : really as much or little as you want it to be

8. Plumbing : you want how much! For what?!

Not sure what you plan on doing with the property. If you are planning on keeping it, do what everyone else is suggesting buy with own cash then refinance out. You will only get all your cash back if you improve the property or get it for a good discount because depending on the bank they will only give 70 to 80% LTV. If you plan on flipping it might be worth looking into hard money and using your cash for the remodel. I like to do this to avoid having to deal with the draws. Also depending on your capital it is nice not draining your bank account during a flip then waiting to close to replenish. Definitely worth paying for the money.

I sold, assembled and installed probably 50 kitchens worth of RTA cabinets. If your handy man can't figure out how to assemble them find someone else it's not rocket surgery!

After you assemble 1 you figure it out pretty quickly. Only complicated ones are the lazy Susan but just YouTube it they are all the same just different connection either screws&brackets or cam locks.

That was my thoughts as well. I'm sure if I went over the managers head to the owner of the park I could get permission from the owners. Maybe that park just doesn't care they have ove 600 pads ! But it's fine no shortage of MH parks that like investors.

Todd murphy has it exactly right. Some parks wont allow you to do this at all. I've tried to buy a MH to owner finance to someone the park manager told me this is not allowed and they only wanted owners in the park. I tried to explain that I would be acting as the bank and the owner would be in the park and they could screen them first. They still said not investors . So that MH is still sitting empty
