For $750 bucks I would walk away and consider the $750 as the best bang for his buck due diligence training that he ever received.

Lots of great info here, Portland sounds as if it has some stringent standalone requirements. With that said I would accept these applicants and net income percentages vs rent based in my market. I know how hard it can be to build and retain an 800+ credit score coming from a 470 score 7 years ago. Their score would be a shoe in for me.

I think you made the right decision to keep it. Take the little bit of a loss, use it as a learning experience. Focus on yourself and your studies abroad and when you come back into the country reevaluate.

Hi Frank I’m a relatively new investor and have no experience with your situation but I’ve often wondered how this worked so I’ll be definitely checking in to see if anyone else with Experience Comments. I personally would not want to deal with someone else’s tenant unless they had a stellar payment history. Sorry to see that you having to go through this.

Looks like you’re in Ohio, here’s an article I just found from an Ohio eviction lawyer, it may provide some insight. Unfortunately it looks like you’re going to need the seller to do some leg work.

Hi Jason, he bought another property in Ohio and he and I could close at any time he would like to move as quick as possible. I am hearing that because of the Covid situation it is taking longer for the local Municipality to process all the paperwork (30-45 days) but I don’t think that that is unavoidable in any situation. So to answer your question in short form, as soon as possible.

I am looking for a private investor in the Pittsburgh area for a for sale by owner property. The property is located directly beside my home outside of Washington. It sets on 1 acre and does need some work. The price is 45k. I am looking to borrow 30k   (I have 20 cash) to cover the rest of the price plus all fees, then rehab and then plan to refinance. Never done this before so looking for someone to work with me in an honest manner. My wife and I have good Jobs and credit scores above 800. Let me know if you would be interested or if you have any suggestions for me. Thank you.

Hello, I would be interested in connecting with people from the Pittsburgh area also. I am brand new to the Real Estate investing scene but plan on purchasing my first investment property this fall. I am a former General Contractor though so hopefully that gives me a leg up during the rehab process.
