The numbers do seem tight. However depending on location and desirability of the property and if it will move quick it might make sense. Also I think your holding costs might be higher and construction cost might need more but that depends on condition,comps, and property characteristics. On sale costs you might be a little high,depends on what you are lumping into sale costs. I definitely have done deals this tight, it made me sweat a little bit and I swore I would never do it again. @Justin R. I was aware of the sub meters however not sure of the water and district fee's. What cost are you seeing when paying for those? I have allocated a good budget for "Soft Costs" which I would put those fee's into. Thanks for the help!!
