Post: Commercial solar opportunity in Southern Utah

A family member of mine has a large parcel of land located in Southern utah. She has had several commercial solar companies contact her about wanting to lease the land. She would like to get that going but the company that she wanted to go with isn't able to install for another year or so. They are offering some where around $1000+ per acre per month with a contract of 20 years with the option to continue for 40 years in increments of 5 years.

I would like to learn as much as I can about this and be as useful as I can.

Does anyone know of other companies that do solar that may be interested?

What should we watch out for in a contact like that?

How can we make the most out of the deal?

Is there anything else we could do to move things along faster.

I really appreciate any and all knowledge of this subject that you can provide! Thanks

I just listened to the BiggerPockets podcast show #205. In the podcast Jered Sturm, Brandon Turner, and Dave Meyer talk about different value add strategies like doing a rub (sub metering water), increasing energy efficiency with light bulbs, and renting out washers and dryers to the tenants. While I was going to Southern Utah University to get my Bachelor's in Engineering and Technology I stayed in several different apartments and got to see both the good and the bad of many apartments. I noticed that some had poor management, old lighting, they didn't have sub metering for the water and they gave us a free washer and dryer. If I could find a good value add for someone, do you think they would consider loaning me or giving me a portion of the value that I added to their property? How do you know if the value add will cause a negative effect? For example if you were to submeter the water and the tenants left because they didn't want to pay the extra amount for the water bill. What are other value adds that you can think of? Thanks, Dustin Gale

So far I have listened to the first 160 podcasts. It is very interesting to hear everyone's different strategies in investing. The "history" that  I have been learning is very important to look at. I would like to know how to analyze a market and if there are any tools that I can use to give me an advantage? Thanks for your help.

@Mike McCarthy. I have talked with them about this issue. They are going to talk with the tenant and see if they would agree to a shorter lease. I have had several other issues with this property management company. The only reason why I have not fired them is because in our contract it states that as long as the tenant that they place stays I have to keep them as my manager. If it comes down to it when we would like to sell I will offer them cash for keys and see if I can do that. Thanks, Dustin Gale

@Nik Moushon. In all reality it is not "a bad thing" that there is a tenant for a longer period. I just have other plans for the money that is tied up in the property. I would prefer to not deal with a lawsuit. If it comes down to it I will try offering them cash to move. The property management company has been causing me all sorts of other issues. They have in the contract that as long as the tenant that they placed stays I have to keep them as my manager. So I don't think there is to much I can do otherwise. Thanks, Dustin Gale

I have a single family house in Cottonwood Heights that I am renting out the top and living in the bottom. I was hoping to sell the house this upcoming spring or summer to find a better investment property and had told this to my property manager and they agreed and acknowledged that they knew about this. Then the property manager puts in a tenant with a lease for 11 months. I am losing around $400 per month on this property. Is there anything that I can do about the property management not listening to me? I have everything documented through email. Thanks, Dustin Gale
