Hey Hayden I hope you and Abby are doing great! It's cool to see you on BiggerPockets. I would highly recommend that you listen to their Podcasts! The next time you guys are up in Draper I would love to chat with you about real estate. Also I'm sure my dad would love to get together with you guys as well. @Kurt Gale. He has a good portfolio of properties going.

My wife and I also live in Draper and have a similar problem. The market is so hot here that at least for us investing here doesn't really make sense. What we have decided is that we will find a cheaper place for us to live here close to the University of Utah where we work and invest out of state where we can find better returns on our investment. I would suggest reading David Greene's book called "Long Distance Real Estate Investing" it is a very good book. I feel way more comfortable finding a property out of state after reading that book. After reading that book I started to ask everyone I know if they knew anyone that does real estate somewhere else. I came across a my dad's coworker that had a sister in the mid west. She happened to be a realtor and invest in real estate as well. After talking with her and building trust I am selling my property here to find better cash flow in another market.

I am currently looking in the Midwest and have semi pieced together a team out there. SLC is pretty hot and I am not seeing that great of numbers. I am looking for high cash flow properties in B or C areas with a solid population and business growth. Right now I am looking in Kansas and Missouri. 

 You can set up google alerts for an easy way to stay up to date on where jobs are relocating to and how many jobs will be formed. For example, Ohio Jobs or Ohio employment 

 Wow! How did I not know about Google alerts! This is amazing thank you so much for sharing this with me. That is an amazing way to stay up to date with current events in markets that I am looking into!

@caleb Richardson I now have about 20 podcasts left until I have listened to them all. It is interesting to start listening to things that are happening right now. I find the knowledge from how the market was doing the past few years very valuable. I can't wait to apply that knowledge to my real estate investing this year and listen to the podcasts as they come out.

@Kristen Twomey Unfortunately I don't have any new updates. The solar companies are taking their time. Or the city that they are offering the power to is taking their time. I will definitely post an update as one comes. Thanks for the message. Do you have any solar properties?

I do not currently own any rental properties in Cedar City, but my wife and I both graduated from SUU in Cedar City and lived there for the past 5 years. @Casey Bishop thank you so much for your reply! As far as I know the solar company that contacted my family member is trying to find a city in California that would purchase the power from them. I think that was the last piece of the puzzle that they needed to get working. But that was several months ago. I don't know if it takes that long for cities to reply or if they were not able to find a place to purchase the power from them. I would be interested in contacting that person that has the solar farm you talked about. Thanks, Dustin Gale
