I am looking at a house that the owner filled chapter 13 bankruptcy a few years back. She can no longer make the payments and wants out. She owes less than ARV. It is not a good deal unless I a can negotiate a short sale with the bank. Has anyone worked a deal like this? Any advice?

@Christopher B. is right. Its all about relationships. Start with the people you know. Make a list and systematically work it. Tell everyone what you are doing. Also check out the KnoxREI.

Ben,

Welcome to B.P. The power and knowledge of this community is tremendous. I went to the Than Merril 2 hour free sales pitch today as well. I don't know if the information provided at the three day seminar is worth 200 dollars or not. What I do know is every subject to be covered at the seminar you can information right here for free. If there is not a blog on the subject all you have to do is ask and one of the thousands of B.P. members will gladly give you some advice. I love this community. Good luck, happy investing, and God Bless.

@Mark Gruetzmacher. Thank you for the advice. I checked the place out. It was a dump.

I have an opportunity to purchase a mobile home for cheap in Knoxville. I still need to inspect the home to see the repairs that need to be made. What do I need to look for? Any tips, questions or things to look for during my due diligence?
