Great post. I have hit many of my work goals since starting my company in 2018, but I’ve missed out on a lot of sleep and gained nearly 50 lbs of fat by not exercising regularly and eating right. This month I joined a CrossFit gym and started getting back into my triathlon training. I do a few sprint Tris per year and even made it through 2 half marathons last year, but I’m promising myself to keep at it now and finally cutting calories. Being overweight and “successful” just doesn’t coincide! Hopefully I can start holding myself accountable in my health and not just work. In early 2021 I had covid pretty bad, and that should have been my wake up call. Great reading all the posts on this thread and seeing all the healthy real estate investors getting it done! Congrats !

Helocs may not be the best source of capital if you also have rental properties. Rates are high right now. I am doing DSCR loans at and under 7% still and helocs can be over 9%.

Can’t give financial advice but if peace of mind will cost you only a few hundred in missed interest then have peace of mind and pay it off.

You can find fixed rates and get up to 75% typically so long as the properties at least hit 1.1 DSCR

Tampa and St Pete are still very active.  Generally everything cooled off with high rates, but keeping in mind it was on absolute fire the past few years.   Some days it doesn't seem like it has cooled off and you still have bidding wars on deals.  Who knows.  I stopped trying to figured it all out and stick with the easier rental / cash flow deals for the most part.   I've worked with all of these groups there if you want to check them out:

A lot of the larger wholesalers will work with you and wholesale your deals to their repeat buyers for a split.  Might be worth it if you don't have the buyers yet ?
