Cash or private money should get you a better price on whatever you are buying but keep in mind refinancing can be more costly that purchase financing and involves all new repeated costs.

I would definitely look up my guy Kris Anderson in Indianapolis. Anderson insurance. He is a specialist that works with Landlords and Investors and can put together the correct coverages for you.

@Baron Wheeler. Investing in rentals above the US median home value is a slower play but works/ worked great during times of rapid appreciation. Point blank, yes I would sell, but I would be extra cautious buying today and go slow. I would keep that money earning 5-10% that you cash out and then look for some discounted deals with light rehabs to pick up and refinance long term, rinse and repeat.

@Tequila Lamar 75% LTC is low. Who cares about loan to cost? Lenders should finance enough to get the project finished. If you have a lot of experience, great credit and great deal 90% purchase is still available without a loan to cost limit. Rate is good for today if non-Dutch, and bad if they are charging interest on the undrawn funds. Fee is high, that has to be from a broker?
