I agree checking out AAPL is great.  Also, privatelenderlink is an awesome resource, and so is CiX...  BP (here) is of course also great because you can get in direct contact with people who have actually used the lenders you are considering for your own investing in Darien.  Best of luck with your first Hard Money Loan.

Where are you looking in particular? There are quite a bit of Argentinian Investors in South Florida to my knowledge, but the market is quite competitive for small multi family deals.

Thanks, Dustin! Yes have always loved USA and we have decided to finally go live there.

I was thinking on buying multiple unit complexes and rent them, following a buy and hold strategy. Improving their cash flow for a few years, then selling them at higher prices. It would be good to leverage the amount of money, I dont know how big of a loan can we get. But with 1m approximately I guess we could finance up to 5m? With that we could get quite a bit of nice multi unit complex deals.

Welcome to America!  Alright!!!   Yes about $5MM is accurate so long as you are buying slightly under value assets that cash flow well.  Most financing will require 1.2 Debt Service Coverage Ratio (and everyone has their own formulas), but essentially if it's a good deal and if the financing is affordable, then it will cash flow well enough.  --- Great strategy by the way!

@Christian Smith that's awesome you are investing in PR.  Do you invest in FL as well? The States?  In the past who have you used for financing for international deals like this if you don't mind sharing?

@Nick F.  That's very cool you are looking into FL from New Zealand. I've worked with a lot of clients from your part of the world (and plan to vacation there soon as well).  I live in and I am from Central FL and know the Florida markets very well.  I've finance many millions in transactions with foreign clients all over in Florida and can point you in the right direction for a lot of vendors and contacts for most anything.  Feel free to reach out directly to me for anything at all.  Happy to help.  Also, I'm quite used to the time zones so if you would like to speak we can use WhatsApp , Skype or Viber in addition to my direct line which will accept international calls.  Almost all of my usernames are my first and last name alll lowercase together = dustinlauer

@Jared Vidales I'm all about suburban Cleveland financing for rental properties.  I just flew there recently to see it in person.  There  is a lot of opportunity there.  How did you get interested in Cleveland from Scottsdale?   I'm seeing a lot good deals in CLE.  For some vendor referrals in that area if it's helpful, I've been working with  a great title company there (Title Co) and a great property manager (Investor Income Properties).

@Jennifer Brewer Where is the property at?  What market?  You are correct in seeking non-recourse., and it is a challenge to find exactly what you seeking, but with the details on the project I may be able to help point you in the right direction.

@Account Closed did you ever get the financing you were looking for?  Hope so.  BP is a great resource to find lenders who specialize in exactly what you are looking for.  Refinancing U.S. properties now with current exchange rates for AUS investors makes sense to me.
